Our CashBack reward program offers you the services of an experienced buyer’s agent and puts cash in your pocket.The consumer websites such as MLS.ca® or REALTOR.ca do not give you the required information you need to make an informed and accurate decision. We can provide you with detailed information on recently sold properties as well as more complete information on active, sold and expired listings. Our professional interpretation of this data will allow you to choose the right house at the right price using current market data.



NAPA CashBack Incentives: Pre-Construction Developments

Pre construction condos and homes are sold by the developer at the list price with little or no negotiation room.  You have two options to make this purchase. For example, if you are interested in a $600,000 pre-sale home or condo you could visit the developer’s model site and enter into a contract for $600,000 – in this situation the buyer has no representation.

If you work with one of our REALTOR® to make the purchase, you would still enter into a contract for $600,000; however, the developer may pay the buyer’s agent a commission of 1.0% or $6,000.00. You can save thousands on pre sale purchases to the condo or home of your choice with us. CashBack to you is 50% or $3,000.00. Not only do you save on your purchase, we can as professional REALTOR® guide you through the process while avoiding common pitfalls. Our representation includes in depth insight of the pre-sale market in the Greater Toronto Area, comparable market analysis, review of disclosure contracts, unit floor plans and blueprints, understanding closing costs and assignment clauses, and much more!


NAPA Cash Back Incentives: Resale Purchase

When you purchase a home using a licensed REALTOR®, the brokerage is allowed to pay you a portion of their commission earned. Take advantage of our buyers reward program where you could earn up to 1% cash back. For example, if you are interested in a $600,000 resale our cash back to you will be $6,000 if you purchase in the first 20 properties visited. 20 plus properties visited will equal to a rebate of 0.50% or $3,000.

The rebate can be used to pay for land transfer tax, legal fees, home inspection, insurance, upgrades and much more. This is an incentive you will not see many other brokerages offer. 



NAPA ONE Commission Benefit: For Buyers & Sellers

Buying and selling are two real estate transactions, with two separate commissions. We offer a better way to buy and sell real estate. If you are selling your current home and buying a new one, at the same time you pay no commission to us on your “For Sale” listing. No Cash Back eligibility on your purchase if you enroll for this service package.



RESIDENTIAL BUYERS

All Buyer Rebates are paid out upon successful completion of the purchase transaction. Transaction must be fully closed and funds received by the Lawyer(s) or Seller for CashBack check to be issued.

RESIDENTIAL LISTINGS

Listing Rebates are paid out upon successful completion of the listing transaction. Transaction must be fully closed and funds received by the Lawyer(s) or Seller for CashBack check to be issued.

PRE-CONSTRUCTION SALES

CashBack on new construction is paid out upon completion of construction and when the transaction is fully closed and commissions received from the Builder.



GENERAL TERMS OF SERVICES


Rebate and CashBack calculator is based upon a minimum real estate commission of 2.5% being paid to our broker. If commissions are less than 2.5%, your rebate will be reduced accordingly and may be less than calculated.

In some cases rebates on new construction purchases may be different than published.Rebates are on Net Price and exclude taxes, expenses or any deductions and released within 30 days of closing.

A Buyer Agency Agreement must be signed by all parties in order to be eligible for rebate.A MLS Listing or Exclusive Listing Agreement must be signed by all parties in order to be eligible for the rebates.

You guarantee that you and any of the parties involved in a transaction are NOT under an agency agreement with another Brokerage.

In order to be eligible, client must have a valid agreement in place with our cooperating Brokerage and Salesperson.
